Emergency Lighting

Good lighting can make all the difference when it comes to an emergency situation. Fire Alarms should be regularly tested to ensure their functionality and ability to safeguard persons and premises. British Standard BS5839-1 recommends this is undertaken weekly or as determined by the fire risk assessment. There can be penalties for non-compliance.

We manage, inspect, maintain and certificate gas-fired appliances. From commercial kitchens, commercial boilers, domestic boilers, landlord certificates for rented properties to landlords
verifying that their properties are safe for people to live and work in. Equipped with our pool of Gas Safe accredited engineers, we’re able to carry out gas safety inspections and can declare a property to be up to the standards required by law in terms of safety equipment and practices.

It’s a legal requirement for any gas appliances within rented businesses and residential properties to be inspected by a professional organisation with Gas Safe registered engineers. The landlord is responsible to ensure all gas appliances (such as cookers, boilers, and any other gas appliances) are checked routinely to ensure that they are safe for use by tenants and occupants.

We are able to arrange for one of our gas safe registered engineers to annually attend your properties to carry out gas safety inspections at a convenient time to suit you. Following our inspection, you will be provided with a full inspection report and gas safety certificate, valid for 1 year. To make things as cost-effective as possible, we often combine our clients servicing and routine repairs of any gas appliances during the same visit. Our office will contact you prior to the due dates to book a convenient time for the visit and your certificates can be uploaded to your online portal for ease of access.

We manage, inspect and certificate electrical installations, from large commercial installations, office blocks, schools, colleges, public buildings, to rented properties for landlords verifying that their properties are safe for people to live and work in. 

Electrical installations can deteriorate with use and age, periodic fixed wire testing is vital to ensure the safety of users and the safety and serviceability of equipment. Often referred to as ‘hard wire testing,’ ‘periodic inspection’ or ‘Electrical Installation Condition Report (EICR), fixed wire testing is a regime involving professional testing of the electrical systems, circuits and services carrying electricity around a building. It covers the majority of the hard wiring throughout a building, meaning items such as main panels, distribution boards, lighting, socket outlets and air conditioning are all tested.

The National Inspection Council for Electrical Installation Contracting requires wiring to be inspected regularly by accredited individuals to carry out the checks. At Smart Facilities Management, our NICEIC engineers are certified to declare your wiring safe.

Portable appliance testing (PAT Testing) is the process of periodically testing your electrical appliances. This helps to ensure they are effectively maintained and safe for use within the appropriate environment, according to the manufacturer specifications. PAT Testing is an essential aspect of every company’s health & safety policy to ensure that staff aren’t harmed by any electrical equipment within a business premises.

PAT tests are requirements for businesses whatever the size, to ensure all portable appliances are safe and up to standards - by having your appliances PAT tested you are ensuring your employees and premises stay safe and that your business conforms to the Health and Safety at Work Act of 1974, Electricity at Work Regulations of 1989, Provision and Use of Work Equipment regulations of 1998 and the Management of Health and Safety at Work regulations of 1999 acts. Essentially if you’re a business owner, having your items PAT tested is a requirement that helps keep everyone safe at work and you should make sure your PAT inspection and testing frequency is in line with the recommended guidelines.
